Getting closer..

We've had a few hiccups along the way, but we can see the finish line now.  A lot has happened since my last post: painted the outside, installed the flooring, started the trim and install of appliances.  Upstairs they are working on tile and vanity set up, etc.  Here are a few shots from this weekend.

I'm posting this a little late, but mid-remodel Hal and Carolynn came down 2 weekends in a row from Seattle to help us paint.  It was hard work, but we primed and painted the whole addition (15 gallons of primer).  And we're all still talking!  

Siding

This week they put the siding on and finished the drywall inside. Here are some pics.

Windows are in and they started drywalling yesterday.  Pretty amazing 1-day transformation.  On the outside, the siding is going up as well.

Wrapped and Windoed

Just in time for the 80 degree weather we are having, at the end of last week they wrapped the house with a rain barrier and today they started installing the windows.  Some of the windows are quite heavy, so they had to bring in a scaffolding to install them

They were able to install one of the living room windows.... more to come!

HVAC, Elecrical and Plumbing

The framing is 90% done and this week we started the HVAC, Electrical and rough-in plumbing. Lots of work. Windows are schedule to arrive on Monday and Lindsay and I are really excited for that!

This is a shot that Kaya sent us. I think the house will be "wrapped" next week, so this may be your last shot of the plywood exterior.

The plumber roughed in the sinks and shower in the master bathroom, and the electrician ran wiring for the new lights. The guys are standing in the bathroom, the picture was taken from the master bedroom.

Here is a shot of the ceiling of the master bedroom. They ran the HVAC tubing through the joists due to the fact that we didn't want anything blocking the windows. The HVAC guy said he'd never cut so many holes in the joists before (Lindsay and I laughed nervously). They also put up the roof venting, which looks like its made of egg crate material. The underside will be insulated and then drywalled, but the venting creates a small channel that will allow air to pass between the insulation and the roof.

Interior Framing

Finally, the old wall is out, and you can see the whole space.  My photo skills are not up to par, and I can't get a good picture of it!  Also, since the windows are not in, we have a tarps and plywood covering the window openings.  The ladder is in front of our new pantry.

The roof is coming

Here are a few pics of the structure this week.  They are installing the roof this week, and we'll get our windows next week.

A break in the rain

We've had quite a few rainy days in a row now so I haven't been able to get a good picture, but I happened to stop by at lunch today and there was a fortuitous break in the rain so I got a couple of shots of the framing. It is really starting to take shape!

Plumbing and Second Floor

Here is a picture of the addition from the street. It's hard to get a good shot from the back at the moment as the entire addition is pretty well tarped off (roof won't be on for another couple of weeks).

Over the last week they installed the plumbing in our upstairs bathroom (will become the guest bathroom) for the toilet. This week they'll hook up the toilet and re-drywall so that we can move back in and use this bathroom the rest of the way.

While they were plumbing they roughed in the new downstairs powder room as well. Toilet on left, sink of right.
The also framed the upstairs of the addition, but its hard to tell what this is because of the tarp. You'll have to wait a few weeks for a better shot, but it's pretty wild.

You have to use your imagination (because the orange and striped green walls will come down over the next few weeks (and eventually the tarp) but this will be the view out the window from the kitchen sink.

Progress

This week they completed the first floor framing and inserted beams in the ceiling of the existing house to hold up the second floor without walls/posts. Everything not framed in this picture is going to be glass. The wall in the back will come out this week.

Framing!

This week they started framing the downstairs of the addition and they did a lot of demo inside. I didn't take any pictures of the demo because its not much to look at. I really enjoy standing in the new room and imagining it. Vlad made it easy on the framers, the whole rear wall is glass.

Way in the back of this picture you can see one of the new beams that will (hopefully) hold the place up. Next week we'll get a few more beams and then they'll build the second story.

Floor framing

Here are a couple of pictures of the floor framing going down, and one of our makeshift kitchen (since I've had some requests). The mini-fridge will eventually go in my "man cave" (which Lindsay says is the basement).

The floor joists. They used a manufactured wood product because "the architect likes it." Apparently is is also quite straight and holds up better over time.

More floor. This will be covered in plywood in the next couple of days, and they will put a moisture barrier in the crawl space.
